Prorated Rent Calculator

Calculate accurate rent for mid-month tenancy commencement or termination with complete formula transparency.

How Prorated Rent is Calculated

When a tenant moves into or vacates an apartment mid-month, prorated rent ensures payment only for the exact period of tenancy. Tenancy law and leasing conventions stipulate that both the move-in date and move-out date count as fully occupied days.

Three recognized formulas determine the daily rental rate:

  • Actual Days in Month: Daily rate = Monthly Rent ÷ Days in Specific Billing Month (28, 29, 30, or 31).
  • 30-Day "Banker's Month": Daily rate = Monthly Rent ÷ 30.
  • Annual 365 Method: Daily rate = (Monthly Rent × 12) ÷ 365.

Worked Prorated Rent Calculation Comparison

Move-In on the 16th ($1,500/Month, 31-Day Month)

Days occupied = 31 − 16 + 1 = 16 days. Comparing the three common lease calculation methods:

30-Day Method
$1,500 ÷ 30 = $50.00/day
Due: $800.00
Actual Days Method
$1,500 ÷ 31 = $48.39/day
Due: $774.19
Annual 365 Method
($1,500×12)÷365 = $49.32/day
Due: $789.04

Frequently Asked Questions (Rent)

Essential tenant and landlord answers for mid-month move-ins, move-outs, and rental math.

Do you count the day of move-in when prorating rent?
Yes. In standard tenancy practice, the move-in day is counted as an occupied day because the tenant receives key possession and full access on that date. For example, moving in on June 11 in a 30-day month gives 20 occupied days (30 − 11 + 1 = 20 days).
Which prorated rent calculation method do landlords usually use?
Most residential landlords, property management companies, and platforms (such as AppFolio and Buildium) use the Actual-Days method (monthly rent divided by the exact number of days in that specific calendar month). Commercial leases or specific tenancy agreements may mandate Banker's 30-Day Month or Annual 365 Days.
Can prorated rent ever exceed a full month's rent?
No. Under standard property law and leasing customs, rent for a partial month can never exceed the agreed full monthly rent amount. EasyProRata automatically enforces this single-month maximum cap across all calculation methods.
How do you calculate prorated rent for mid-month move-outs?
For mid-month move-outs, the tenant is billed only for the days occupied from the 1st of the month through and including the official move-out or lease surrender date. For example, vacating on the 14th of a 31-day month equals 14 occupied days: (Monthly Rent ÷ 31) × 14.
How does a leap year affect prorated rent in February?
In a leap year, February has 29 days instead of 28. Under the Actual-Days method, the daily rental rate is calculated as Monthly Rent ÷ 29 instead of ÷ 28, resulting in a slightly lower daily rate ($1,800 ÷ 29 = $62.07 vs $1,800 ÷ 28 = $64.29). Under the Banker's 30-Day method, February is always standardized to 30 days.
When is prorated rent typically due upon signing a lease?
Depending on landlord policy and lease terms, prorated rent is either due on move-in day alongside the security deposit, or the tenant pays a full month's rent upfront on move-in day and receives the prorated adjustment as a credit toward their second month's rent.
